The new owners of a 1975 villa wanted to transform it into a comfortable, sustainable, and contemporary residence. Multiple extensions, new facades, and insulating and rendering the entire house contribute to an overall transformation.

An extension at the rear of the existing swimming pool allows for a guest accommodation and multiple bathrooms, as well as a spacious recreational area right next to the pool. Some existing window openings are enlarged for better views and natural light.

The floor plans were modified at various points to create the necessary spaces and maximize the sightlines from within the house. Some areas were combined, while others were newly created by expanding and raising the villa.

Several openings in the façade were enlarged or relocated. Both the kitchen island and the dining table received panoramic views of the backyard, while the seating area was positioned at the front façade and was more inward-facing.

On the upper floor, the new master bedroom, complete with an en-suite bathroom and walk-in closet, was built over the swimming pool, providing a panoramic view of the large sedum-covered roof.

The appearance of the villa features a clear sculptural form with distinct lines and several larger accents.

To balance the new extension on the upper floor with the overall composition, two large overhangs at the back were connected, creating a prominent dark continuous accent.

The color palette is limited to white and a few shades of gray, allowing for ample room for further decoration in the interior and exterior spaces.

The various modifications to the façade were concealed behind a thick layer of façade insulation and stucco. As a result of all these interventions, the villa now meets the most important requirements for new construction regarding energy efficiency, daylight, and ventilation.

The minimalist design was also reflected in the detailing. The aim was to minimize the number of visible components, allowing surfaces and elements, such as the extremely slim sliding doors, to shine through to their fullest.

Inlet and outlet vents, sensors, secondary lighting, curtain tracks, etc., were concealed wherever possible within the non-visible edges of the floating ceilings. Cover strips and baseboards were either not used or were seamlessly hidden away. This approach ensured that the minimalist character remained intact throughout the entire space.

From the design phase through to execution, 3D computer models and virtual reality were utilized. Adjustments to the design were communicated to the client and the contractor using both 2D drawings and 3D models.

They could virtually walk through the building on their laptops, switching between the rough construction and the finished state, allowing them to form a clear understanding of the structure and the modifications.

This approach made decision-making significantly easier, despite the scale of the renovation, the complexity of the construction, and the intricate network of various installation and drainage channels.
